It is a master-planned community with modern construction, a sports park, and — critically for HVAC — homes that were delivered under California’s current Title 24 energy code with equipment far newer than anything else in the valley.

New Construction Doesn’t Mean Correctly Installed

R-454B and Your Newer System

Homes delivered in Sommers Bend before 2025 have R-410A equipment. Homes delivered after the January 2025 cutover have R-454B (A2L) systems with built-in refrigerant leak sensors. Both are fine. But it changes who can service your unit — A2L work requires specific training, tooling, and handling procedures, and not every contractor in the valley has made the investment. Ask before you book. Sommers Bend sits in the northern part of the valley with open exposure — good airflow, plenty of afternoon sun, and full participation in Temecula’s triple-digit July and August stretch. Modern Title 24 construction means these homes are tight and well insulated, which is great for the cooling bill and creates a second-order problem: a tight house does not passively exchange air.

Contaminants and humidity generated indoors stay indoors, and during wildfire season a tight envelope actually works in your favor as long as your filtration is doing its job.
